The restoration of historic residences within Dubrovnik's UNESCO-protected Old Town represents one of the most sensitive and ambitious heritage conservation projects currently underway in Europe. Around Domus's Dubrovnik Heritage Residences initiative involves the meticulous restoration of six individual stone buildings, each spanning 400 to 600 square meters, dating from the 15th through 18th centuries. The project demonstrates that contemporary luxury living and rigorous heritage stewardship are not mutually exclusive.
Working in close coordination with UNESCO representatives and the Dubrovnik Institute of Conservation, each restoration project begins with detailed structural surveys, photogrammetric documentation, and materials analysis. Original Dalmatian stone facades are carefully cleaned, repaired, and repointed using lime mortars formulated to match period specifications. Interior vaulted ceilings, exposed stone walls, and timber elements are preserved and restored to their historical character. Simultaneously, discrete contemporary insertions—concealed mechanical systems, contemporary bathrooms and kitchens, radiant heating—provide the comfort and technical sophistication expected in modern luxury residences.
The completed residences will each occupy an entire building, offering the rare privilege of a private townhouse within Dubrovnik's historic perimeter. Each residence includes a private roof terrace with views across terracotta rooftops toward the Adriatic. The project represents a blueprint for responsible heritage development, and early phases are expected to reach completion by late 2029.
